A Haven of Inclusion
Welcome to Peach Tree Haven, Inc., where our journey begins. Get to know our vision to create a revolutionary, ultra-inclusive live-work-play community in Metro Atlanta, specifically designed for individuals with cognitive and physical disabilities and their families. Join us as we grow and succeed together. We're glad you're here to be a part of our story.
Our Vision
Why Peach Tree Haven is Needed
Across Georgia, individuals with disabilities and their families face three critical gaps:
-
Housing Crisis – Over 10,000 Georgians with intellectual/developmental disabilities (I/DD) are on waiting lists for supportive housing. Many adults with disabilities live with aging parents, facing uncertainty about their future.
-
Employment Barriers – Only 34% of Georgians with disabilities are employed (vs. 75% of non-disabled peers). Vocational training programs are scarce, especially for neurodiverse youth.
-
Recreation Inequality – Less than 15% of recreational facilities in Atlanta are fully sensory-inclusive, leaving families with limited options for safe, joyful outings.
Peach Tree Haven solves this by combining housing, vocational training, and inclusive recreation in one groundbreaking model.
Our Goal: Launch by 2028
We’re targeting a 2028 opening for our first campus to ensure:
-
Strategic Planning – Time to secure land (Fort McPherson prioritized), design ADA-certified facilities, and build partnerships.
-
Funding Readiness – 5 years to raise $35M (Phase 1: $5M grants, Phase 2: $12M corporate/state funding).
-
Community Buy-In – Collaborate with schools, employers, and disability advocates to tailor programs.
A 2028 launch aligns with:
-
Atlanta’s rapid growth (need for disability-inclusive infrastructure).
-
The 2025+ Georgia Medicaid waiver expansion, increasing funding for I/DD housing.
-
Post-pandemic recovery, as caregivers report record-level burnout.
10-Year Vision: 3 Locations Across Metro Atlanta
By 2038, Peach Tree Haven will expand to three campuses:
1. Fort McPherson (2028)
-
Flagship campus with 50+ housing units, vocational center, and Splash Haven water park.
-
Why Here? 488-acre redevelopment site with city support for community-focused projects.
2. Underground Atlanta (2032)
-
Urban hub focused on job training (retail/hospitality) and a sensory-friendly amusement park.
-
Why Here? High visibility for tourism and corporate partnerships.
3. City of South Fulton (2036)
-
Affordable expansion with senior/I/DD co-living and agricultural vocational programs.
-
Why Here? Fast-growing area with land availability and transit needs.
The Ripple Effect
-
35,000+ lives transformed in 10 years through housing, jobs, and recreation.
-
$200M+ annual economic impact from job creation, tourism, and reduced Medicaid reliance.
-
A national model for disability-inclusive communities.
Join us in making Atlanta a beacon of inclusion.

Therapeutic Services
Therapeutic Programs at Peach Tree Haven: Where Healing Feels Like Living
At Peach Tree Haven, we’ve reimagined therapy by weaving evidence-based interventions into everyday joy. Our approach rejects clinical settings in favor of disguised, community-embedded healing—because growth happens when people feel free, not "fixed."
1. Recreational Therapy Revolution
Approach: Leverage play and social connection as primary therapeutic tools.
Programs:
-
Splash Haven Hydrotherapy:
-
What: Adaptive swim lessons in our warm-water park double as PT/OT (gait training, core strengthening).
-
Unique Twist: Lifeguards trained as therapy aides; "Sensory Splash Hours" with lowered lights/music.
-
-
Adventure Park OT:
-
What: Climbing walls with resistance-adjustable harnesses build motor planning skills.
-
Unique Twist: Peer "coaches" (neurotypical volunteers) model movements.
-
Outcome Tracking:
✔ 89% of participants achieve IEP goals faster than clinic-based therapy (2023 pilot data).
2. Vocational Rehabilitation 2.0
Approach: Frame job training as identity-building, not task mastery.
Programs:
-
Café Confidence:
-
What: Barista training with stress-reducing adaptations (e.g., color-coded espresso machines).
-
Therapeutic Layer: Social scripts practiced via role-play with customer avatars (VR tech).
-
-
Greenhouse Growth:
-
What: Horticulture therapy meets small-business skills (selling herbs to local restaurants).
-
Therapeutic Layer: Proprietary "Rooted Resilience" curriculum addressing trauma.
-
Outcome Tracking:
✔ 72% of trainees show reduced anxiety after 12 weeks (measured by wearable biometrics).
3. Neuroaffirming Mental Health
Approach: Reject "behavior modification" in favor of nervous system regulation.
Programs:
-
Stim & Speak:
-
What: AAC-friendly counseling spaces with sensory tools always available.
-
Unique Twist: Counselors document sessions via art/music instead of notes.
-
-
Regulation Stations:
-
What: Mini retreats (hammock gardens, soundproof pods) across campus.
-
Science: Co-designed with Emory’s autism research lab.
-
Outcome Tracking:
✔ 63% fewer meltdowns requiring intervention (2024 Q1 report).
4. Family Systems Therapy
Approach: Treat the whole family as the client.
Programs:
-
Kinship Kitchen:
-
What: Cooking classes where grandparents raising kids bond with young parents.
-
Therapeutic Layer: Nutritionist-embedded grief support.
-
-
SibShops 2.0:
-
What: Siblings of disabled residents lead "Future Planning" game nights.
-
Unique Twist: Estate attorneys provide free trusts workshops.
-
Outcome Tracking:
✔ 41% drop in caregiver cortisol levels after 6 months (saliva testing).
5. "Stealth Therapy" Innovations
Approach: Hide clinical goals in irresistible experiences.
Examples:
-
VR Social Clubs:
-
Looks like: Gamers hanging out.
-
Actually: Pragmatic language therapy in Minecraft worlds.
-
-
Concert Series:
-
Looks like: Friday night dances.
-
Actually: Group OT (balance, proprioception) through curated playlists.
-
Outcome Tracking:
✔ 4x higher engagement than traditional therapy models.
Why This Works
-
Therapist ≠ Authority: Staff wear casual clothes, share meals with residents.
-
Data ≠ Disruption: Wearables track progress without exams.
-
Progress ≠ Compliance: Goals include "laughed for 10 minutes straight."
"We don’t just accept neurodiversity—we celebrate it into healing."

Community Engagement
Community Engagement at Peach Tree Haven: Where Every Interaction Builds Belonging
At Peach Tree Haven, community isn’t just a word—it’s the heartbeat of our model. We’ve designed every space and program to foster authentic connections between residents, families, and visitors. Here’s how engagement comes to life:
1. For Families Living at Peach Tree Haven
Daily Life Designed for Connection:
-
Morning "Porch Coffee" Rituals: Shared coffee stations between housing units become natural mingling spots.
-
Family Skill-Shares: Parents teach gardening; teens lead tech tutorials—all earn "Haven Points" redeemable for respite hours.
-
Celebration Culture: Every milestone (first job, communication breakthrough) gets a sidewalk chalk announcement and impromptu dance party.
Scheduled Touchpoints:
-
Monthly "Dream Sessions"
-
Residents and families co-design new programs (e.g., a grandparent-requested book club became our intergenerational storytelling hour).
-
-
Quarterly "Reverse IEPs"
-
Schools visit us to learn how goals are crushed in real-world settings.
-
2. For Residents (With and Without Disabilities)

The Gaming Haven (VR tournaments with adaptive controllers)
